ICONSIAM Makes Global History! Ranked as One of the World’s Top 3 Most Influential Retail Property Projects of the Past 30 Years at the MAPIC Awards 2025

BANGKOK (10 November 2025) - ‘ICONSIAM’ has once again sparked a defining phenomenon on the global real estate and retail stage, being recognized as one of the world’s top 3 “Most Influential Retail Property Projects of the Past 30 Years” at the MAPIC Awards 2025, hailed as the “Oscars of the Retail Industry.” This prestigious recognition reinforces ICONSIAM’s status as the icon of innovation and creativity that inspires and attracts visitors from every corner of the globe. The honor is another testament to Siam Piwat’s success as the visionary developer behind global destinations that deliver extraordinary experiences and a game-changer that has unequivocally demonstrated that the capabilities and creativity of Thai people are second to none.

ICONSIAM: The birth of a new symbol of Thailand’s pride and magnificence on the Chao Phraya riverfront

ICONSIAM is a mega-city project, a new national destination on the Chao Phraya riverfront, and a symbol of pride for all Thais. It is a joint venture between three leading organizations: Siam Piwat Company Limited, Magnolia Quality Development Corporation (MQDC), and Charoen Pokphand Group, with a total investment of over 60 billion baht. Sitting on an area of more than 55 rai with a total gross floor area exceeding 750,000 square meters, ICONSIAM has been designed as a monumental city-of-the-future development that brings together the best of Thailand and the best of the world. The project comprises a world-class retail complex, two ultra-luxury residential towers, and the iconic “7 Wonders of ICONSIAM,” key elements that establish ICONSIAM as a World-Class Destination and a prototype of holistic urban development in Thailand. The project officially opened on 9 November 2018.

MAPIC: The Global Stage for Retail Properties

MAPIC is the world’s premier event for the retail real estate industry, held annually in Cannes, France. The event brings together over 4,000 participants from more than 75 countries, including investors, developers, retail brand executives, and experts, to exchange visions, innovations, and emerging trends in the retail and real estate industries.

At the annual event, the MAPIC Awards are presented across various categories to honor projects and brands that excel in innovation, creativity, and positive industry impact and urban development. This latest honor builds on ICONSIAM’s previous win for Best Shopping Centre in the world in 2019.

In celebration of the 30th anniversary of MAPIC, the event this year introduced special one-time honors. These include the “Most Influential Retail Property Projects of the Past 30 Years,” awarded to the projects that have had the greatest global impact over the past three decades, and the “PIONEERS OF PLACES AWARDS,” which celebrate visionary leaders, whose exceptional contributions have set new standards for excellence, inspired the global retail industry, and shaped urban development in ways that deliver meaningful benefits to people and society over the past 30 years.

ICONSIAM Ranked as One of the World’s Top 3 Most Influential Retail Property Projects of the Past 30 Years

ICONSIAM has made a historic milestone on the global stage as the only project from Thailand and the entire Asia region to advance to the final round alongside Puerto Venecia in Spain and Westfield London in the United Kingdom and to be honored as one of the Top 3 Most Influential Retail Property Projects of the Past 30 Years at the MAPIC Awards 2025, a prestigious recognition that affirms its significance as a transformative global destination.

The selection process for the special award “Most Influential Retail Property Project of the Past 30 Years” began at the first stage with the MAPIC Jury shortlisting 15 outstanding retail property developments from around the world over the past three decades. The Jury placed emphasis on projects that demonstrated strong visionary ambitions, redefined industry perspectives, and transformed the concept of retail destinations. Evaluation criteria included distinctive architectural design, innovative retail mix concepts, and the creation of new value through pioneering ideas and experiences. ICONSIAM was selected to compete alongside globally renowned developments, such as Dubai Mall (UAE), Battersea Power Station (UK), Marina Bay Sands (Singapore), Westfield London (UK), La Maquinista (Spain), American Dream (USA), Mall of the Emirates (UAE), Puerto Venecia (Spain), Bluewater (UK), Centro Colombo (Portugal), Forum Istanbul (Turkey), Il Centro (Italy), Beaugrenelle (France), and Manufaktura (Poland).

Following this, MAPIC opened a global public voting period from September to mid-October this year through its online MAPIC Community platform, allowing people worldwide to cast their votes for the project they believed most deserved this historic recognition. The result was a powerful show of support from the Thai public, who united in voting for ICONSIAM, the only project representing Thailand on the international stage. This strong collective support propelled ICONSIAM to the final round as the only entry from Asia, ranking among the Top 3 projects in the world.

Global Brands to Open Their First Flagship Stores at ICONSIAM, with Total Investment Exceeding 1.5 Billion Baht

From the second half of 2025 through the first quarter of 2026, ICONSIAM has continued to earn strong confidence from leading global and Thai brands. More than 51 new brands, spanning luxury to top-tier Thai labels, have chosen to open their first stores in Thailand at ICONSIAM on the Thonburi riverside, rather than in central Bangkok. This reflects the project’s proven ability to transform the Thonburi area into a true global center of business and lifestyle. In addition, more than one hundred other brands are currently on the waiting list, representing a combined investment value of over 1.5 billion baht, including:

- New Flagship Stores: Hermès has launched a new flagship at ICONLUXE featuring a two-level duplex - the first of its kind in Thailand, with plans to expand with a new store concept. Similarly, Prada is set to unveil its first duplex store in Thailand, while Tiffany & Co. is expanding into a significantly larger space with a new design concept.

- Largest Stores in Thailand: Loro Piana has opened its largest store in the country at ICONSIAM. Meanwhile, Giorgio Armani has elevated the retail experience by introducing a comprehensive Made-to-Measure suite, offering bespoke tailoring across all product categories, alongside its largest format in Thailand. Moncler Flagship Store, Italian luxury fashion brand, is also set to open a new flagship store.

- New Concept Debut in Asia: Fendi has launched its newest global retail concept at ICONSIAM, the first in Asia.

- First Stores in Thailand: Brunello Cucinelli, Italy’s luxury fashion house, and Zimmermann, Australia’s iconic lifestyle brand, are both opening their first stores in Thailand at ICONSIAM. ON, the global performance and lifestyle footwear brand, has opened its first official and largest flagship store in Thailand, recording the highest first-day sales globally for the brand.

- Global Landmark Store and Largest in the World: POP MART has opened its Global Landmark Store at ICONSIAM — the largest POP MART store in the world outside of POPLAND.

- Largest Mega-Stores in Thailand: Gentle Monster and Tamburins are set to open their largest mega-store formats in Thailand, marking the first integrated brand presentation in Southeast Asia.

- World-First Concept: The North Face has introduced its world-premiere retail concept, the ONE BOX PRO Concept Store.

Other leading brands opening at ICONSIAM include Burberry, Omega, Club21 Multi-Label, Versace, Glintz Jewelry, Carolina Lemke, Orlebar Brown, and KAYOU (Art Toy). New dining destinations include Bianca, Tonkatsu Aoki, Läderach, Beans Coffee Roaster, Easy Buddy, Rolling Pinn, Chagee, and Rangoon Tea House, the first in Thailand.
