Siam Piwat is redefining the retail landscape with NEXTOPIA at Siam Paragon as the world’s first prototype of “Co-Creation Retail for Sustainable Lifestyle” model, securing two major international certifications: EDGE Advanced (Excellence in Design for Greater Efficiencies) and a 2-star Fitwel rating. This represents Thailand’s first dual recognition for NEXTOPIA, certified for both green building standards and its commitment to design for health, well-being, and quality of life. In addition, NEXTOPIA serves as a prototype of a space powered 100% by clean energy starting in 2026, with plans to expand this initiative to all shopping centers under Siam Piwat by 2030 as part of its roadmap to achieve net-zero Scope 1 and 2 greenhouse gas emissions by 2050.
These certifications underscore Siam Piwat’s position as a developer of world-class destinations and a visionary game changer who consistently pioneers this model and creates a platform of opportunities that seamlessly connects businesses, people, communities, and the planet.
NEXTOPIA is the culmination of a powerful synergy between Siam Piwat Group, 50 innovation partners, key industry leaders, and 30 communities of Friends of NEXTOPIA within its ecosystem, who joined forces under a revolutionary concept to bring to life a platform dedicated to “Co-creating Communities for a Better World,” presenting a lifestyle vision for a better tomorrow. Therefore, wellness principles have been integrated into every stage of development, beginning with the design of infrastructure and construction executed with meticulous attention to detail, incorporating the latest innovations that comprehensively enhance the quality of life of building users.
NEXTOPIA optimizes resource efficiency across three key pillars under the EDGE standard:
1. Energy Efficiency: The building is designed to maximize natural light and ensure air circulation. By replacing traditional glass with ETFE material, implementing heat-reduction technologies, and installing a large-scale solar rooftop for clean energy production, the project has achieved a 47% reduction in operational energy consumption.
2. Water Efficiency: A strong focus is placed on water efficiency and saving. Through the use of water-saving sanitary ware incorporating innovative aeration technology, the project has successfully cut water consumption by 34%.
3. Material Efficiency: The project utilizes mercury- and lead-free paints with ultra-low VOCs (volatile organic compounds). Additionally, the utilization of durable reused, recycled, and natural materials has resulted in a 59% reduction in carbon emissions from the manufacturing of construction and decorative materials.
NEXTOPIA: Elevating Well-being Through Fitwel Standards
1. Promoting Well-being through the Indoor Environment
- The building is equipped with an advanced displacement air system (DAS) paired with a dedicated outdoor air system (DOAS) that constantly supplies fresh air while continuously filtering out stale air, contaminants, and pathogens.
- The floor radiant cooling system maintains a steady, comfortable temperature without the use of forced air through air vents, thereby minimizing the circulation of dust, allergens, and germs and ensuring cleaner air quality.
- All materials are certified as Ultra Low VOCs, emitting extremely low levels of volatile organic compounds (VOCs) to help maintain indoor air quality, supported by cleaning protocols compliant with the Fitwel Cleaning Policy.
- Air quality data and global trends are displayed in real time on the Globe, a giant LED sphere, which also offers interactive activities to engage visitors.
2. Increasing Physical Activity and Safety
- The space integrates biophilic elements with the principles of active design to encourage natural movement. Highlights include “the Spiral,” a grand staircase connecting Floors 4, 5, and 5A that encourages visitors to take stairs instead of elevators; and the Forest Canopy and the Ocean Canopy, exquisite installations fashioned out of recycled materials and ocean waste, serving to connect humans and nature while also drawing visitors to use them as a pathway to Level 5A.
- The Kinetic Floor and the Energy Playground, where visitors can help generate electricity simply by moving, make physical activity fun, particularly for young children and teenagers interested in tactile technologies and innovations.
- The project includes fitness and relaxation zones and features various activities in collaboration with tenants to support local products and services. Mental health counseling and vaccination services are also provided here.
3. Healthy Food and Drinking Water
- Better nutritional choices are promoted by offering healthy menu options at every restaurant and providing high-quality water refill stations.
- The space hosts a Farmers’ Market showcasing local produce as well as upcycling workshops to foster a culture centered on health and sustainability.
4. Supporting Social Equity for Vulnerable Populations
- The space provides facilities designed for everyone, such as ADA (Americans with Disabilities Act)-compliant restrooms for the elderly and people with disabilities, and dedicated, private rooms for nursing mothers.
- The zone features spaces that support disadvantaged individuals, such as Dots Coffee, the first coffee shop in the world to operate by all visually impaired baristas, and Autistic Art, an art gallery showcasing the creations of children with autism.
